480 Penno Road is a 106-acre property in Kelowna’s Reid’s Corner industrial area, located in the Gateway. Guided by community input and aligned with Kelowna’s 2040 Official Community Plan, the proposed development brings together 35 acres of job-creating industrial space, a 12-court year-round pickleball dome in partnership with the Pickleball Kelowna Club, and preserves 51 acres for the existing Kelowna Springs Golf Course. The plan also adds new open green space, including 10 acres of public trails and new natural habitat.

This multi-use development addresses Kelowna’s growing need for industrial space while enhancing recreation and Kelowna residents’ quality of life. The new industrial business park will support economic growth and provide space for local companies to expand. Recreational space such as the indoor pickleball dome and 9-hole golf course ensure year-round recreational activity. The addition of trails and new habitat areas provides a meaningful connection to nature and enhances the site’s long-term value for both the community and the environment.
